Toronto Condo Rental
Here it is almost the end of January and the downtown Toronto Condo Rental market is becoming quite busy.
Some of my clients are putting in offers to lease but getting their 2nd or 3rd choice as the units are snapped up.
Even TREB(Toronto Real Estate Board) members are showing some Condo units still available for rent when in fact offers have already been accepted.
Downtown Condos in Toronto are becoming very popular and I think the reason is the affordable price and most important for my clients, the proximity to the Toronto’s business core. Most of my clients that do have cars say they will walk to work from their new Condo.
That should help alleviate some of the traffic at Front/York as it moves towards the Gardner Expressway!
To rent a Toronto Condo the owner usually requests a rental application, a employment letter, a credit check, certified and post dated cheques and Condo unit insurance for the contents and inside of the Condo as compared to the Condos own building insurance. Once all the documentation is done an offer to lease is prepared and the owner signs back with the new renter now living in a New Condo. The new renter must also be aware of and sign off on all the rules and regulations of the Condo building..

I have just updated some of my Toronto Real Estate Listings and was surprised that a lot of Toronto Luxury Condos were selling quickly, at this time of the year.
It appears the desirable Toronto Downtown Area is most popular, with Luxury Condos on Bay Street, Fort York Blvd. and Yonge Street all experiencing a growing demand.
Toronto Condo rentals are also very popular and I think the reason for this is the location of these Condos,their amenities and most within steps of the TTC (Toronto Transit) or within walking distance to the City and Financial Core.
For buyers who prefer Condominium Living in the North York area, Condos at Yonge and Sheppard or Bayview and Sheppard are also becoming popular with buyers and renters.

Toronto Condos
Here we are, with a look ahead for what I see in Toronto Condos 2007.
I believe that this year will be very similar to last year with a bit more availability in the Toronto market. New Condos were up and going in no time with registrations seemingly, within months of construction. Most Condos were quickly occupied with few units sitting empty. If owners had a Toronto Condo for rent, at the market price, it was quickly rented out..sometimes with multiple offers.
Toronto has such a choice of Condominiums in so many locations thru out the city and at reasonable prices,it becomes somewhat difficult to choose. Not too many World Class cities like Toronto have a choice and price to go with it. New York, Los Angeles and Chicago can not compete in price or location, with our Condos here in Toronto.
