A new Condominium project by Greenpark homes is being built in Richmond Hill. The location, on the corner of Yonge St. and Harding Blvd. south of Major Mackenzie, is close to everything. This community includes schools, parks, churches and golf courses. Public transit is readily available with Yonge St. ,404, 407 and Highway 7 nearby.
This project is a 14-storey building with an interior courtyard leading to the lobby staffed 24 hours a day by a concierge.

The Toronto Real Estate market is heating up again. A lot of Toronto Real Estate listings are going fast and over the asking price. Demand locations like the Annex and High Park are very popular as well as Lawrence Park and upper Rosedale. Rumours abound but this will give you some idea on how much buyers bid over the asking price.
One of the properties in Lawrence Park that my client was really interested in, went fast and $100,000 over asking price!

A 13 storey luxury Toronto condominium blended with a college dormitory and educational centre is one of the first incursions into the fringes of the stately University of Toronto. Kintore College, loosely affiliated with Opus Dei, the international Roman Catholic renewal movement will be linked to this new Condo by a design from the international architectural firm, HOK.
Previously a Glass towered Condo was to be erected over the old Planaterium on University Avenue but local citizens, Departments of the U of T and eventually Toronto City Hall ended that supposedly sold out project before it even started.
Recently a plan to develop the U of T stadium along Bloor street was stalled and now the stadium hosts a unique winter sports Dome to be taken down in the warmer weather.
The University abuts some of the most valuable residential and commercial real estate in Canada and eventually a transition will have to evolve for the benefit of all. Perhaps 77 Charles is the start of a successful integration of the U of T’s legacy.

Yonge and Bloor streets in Toronto has evolved from farm lots in 1836 to a residential, working-class village that was incorporated in 1853. The area from Yonge to Avenue; Bloor West to Davenport is the present day Yorkville.
Now the area is Toronto’s trendiest shopping district with expensive Condos, restaurants, galleries and name brand Retail shops like Holt Renfrew, Gucci, Hermes, Tiffany and Prada to name just a few.
Original Victorian detached, semis and row houses on streets like Hazelton Avenue still remain but these are slowly being taken over by art galleries or other businesses. Home sales are rare as most homeowners rent out their homes for up to $7,000 month. When they do sell they can ask for $3-million if renovated.
Now, it is the Yorkville Condos that are the new attraction in the neighbourhood with prices ranging from $300 to well over $1,000 per square foot.
New Condos in the area are Casa, Crystal Blu, Four Seasons Hotel and Residences, One St. Thomas, Regency Yorkville, Uptown Residences and the Hazelton Hotel.
There are numerous restaurants in the Yorkville area like Prego Della Piazza, Sotto Sotto, Yamato Japanese, Joso’s and Truffles to name a few. One of my favourites is the Coffee Mill where I enjoy a large, comforting bowl of Hungarian Goulash, in a 40 year plus icon of Yorkville.

Toronto high-rise residential Condos are widespread through out the Greater Toronto Area. There are about 2000 towers in Toronto with the city ranking only behind New York city in the number of high-rises(Commercial and Residential) for North American cities.
With larger urban centres, Los Angeles and Chicago both rank behind Toronto in the number of Residential Condos. What sets us apart is the fact that the American suburban areas do not have the projects we have in North York, Scarborough, and Mississauga to name a few.
Buyers are choosing the Condo Lifestyle because of location, amenities and most of all affordability.

About 28 Condo towers have been built since 1992, with 4 new Condos under construction and another 32 in the planning and proposal stages. This surge in new Condominium construction is helpin to change neighbourhoods with new restaurants, services and shopping to serve the new home buyers.
Affordability is another reason buyers are attracted to this part of Toronto. New Condos are somewhat cheaper per square foot than Condos in the downtown core. Major Toronto developers like Tridel, and Monarch are planning new projects in addition to the ones already built suggesting a sign of confidence in the future of Scarborough.
With all the new home buyers adding vibrancy to the area, changes are seen even at the Scarborough Town shopping centre shopping mall, Scarborough Civic Centre municipal building, Albert Campbell Square, YMCA and Movie thaetres. New buyers are also attracted to this area because of the Scarbourough RT(Rapid Transit) line, the 401 and the Go bus and TTC terminal.
There are plans for dedicated streetcar lines to be built all over Scarborough and $365 million to triple the size of the Scarborough Rapid Transit to aid this new smart growth of yet another Toronto area.
